a construction project can be a stressful endeavor due to the amount of financial and emotional investment required, so having the piece of mind that there are checks and balances in place for the protection of your investment is very important. there are many competent and talented builders who have the capability to construct a project efficiently, however there are countless stories of failed trust and disastrous results usually due to one simple factor: communication or lack thereof.

as architects and planners with years of design and construction management experience in the global market, we bring years of experience to the table to manage your construction project that and insure your investment is protected. we have developed a system of ‘checks and balances’ that maintains the open communication and insures the interests of the homeowner / client are represented, and allows the builder to do what they do best and that is construct a quality project.

our construction management services follow a three tier system, which were created based upon a conceptual level of trust and comfort with any contractor selected to construct your project. in any case, these service tiers are flexible and can be modified to meet your specific needs.

In all tier levels, the following construction bidding coordination services are included:

construction bidding services:

in the bidding phase, following the client’s approval of the construction documents and of the most recent statement of probable construction cost, we shall provide those services designated necessary to assist the client in obtaining bids to include, but not limited to the following:

pre-bidding phase:

  • assist the client in selecting pre-determined list of contractors
  • organization of bidding materials to insure consistent information to all bidders
  • participation in pre-bid conferences
  • reproduction and distribution of construction bid documents to all bidders

bidding phase:

  • responses to questions from bidders or proposers and clarifications or interpretations of the bidding documents by addenda
  • attendance at bid opening(s)
  • completeness and evaluation review of all received bids
  • recommendation on award of contract

the process explained

construction administration services

we include time for on-site representation during the construction of the project to insure conformance

with the aesthetic design and proper construction methods required to complete the project within budget

and on schedule.  we are available for any and all coordination efforts required by the contractor and/or

architect to insure proper knowledge is available to the contractor to not inhibit the construction schedule.

we represent the client during construction by performing the following services:

  • on-site observation and project schedule monitoring
  • field reports with current field conditions, photographs and progress reports to be delivered by posting on our website for review.
  • coordination and processing of change orders, supplemental instructions as necessary to insure compliance with contract documents.
  • review of applications for payment from contractor for compliance with completed work
  • documents to verify the list submitted by the contractor(s) of items to be completed or corrected
  •  inspection(s) upon notice by the contractor(s) that the Work is ready for final inspection and acceptance
  • notification to owner and contractor(s) of deficiencies found in follow up inspection(s), if any
  • final inspection with the owner's representative to verify final completion of the work
  • securing and receipt of consent of surety or sureties, if any, to the making of final payment(s)
  • punch list and final inspection of project completion
  • issuance of final certificate(s) for payment.
